- How fast can you attend?
Usually within 24–72 hours, depending on agent access and slot availability.
- What exactly do I receive?
A 10–15 min walkthrough video, 20+ photos, agent Q&A answers, and a go/no-go summary with a simple cashflow snapshot.
- How do I book?
Message with the Rightmove / Zoopla link, agent contact, your top 5 questions, and two time options. I’ll confirm the zone price and send a payment link. Payment secures your slot.
- Do you travel outside the listed zones?
Yes - Zone D from £95, quoted first, so there are no surprises.
- Do you enter lofts/cellars?
Only if access is safe and lit. I won’t enter unsafe spaces.
- Can you measure rooms or do a survey?
No - this is an observational media service, not a survey/valuation.

What does Remarja Residences Ltd do?
We lease or manage suitable properties from landlords and agents and operate them as high-standard Serviced Accommodation (SA) or HMOs. You choose Guaranteed Rent (company-let / R2R) or Full Management (profit share).
What’s the difference between Guaranteed Rent and Full Management?
Guaranteed Rent (R2R): We become your tenant on a fixed company-let. You receive a fixed monthly rent (zero-voids to you). We cover marketing, bookings/tenants, guest services, cleaning, light maintenance and routine inspections.
Full Management (Profit Share): You remain the landlord. We run the SA/HMO end-to-end and deduct an agreed management share from net income. You get transparent statements and retain ownership and oversight.
Who pays bills and maintenance?
Guaranteed Rent: We pay utilities, council tax (where applicable), cleaning and day-to-day running costs. You remain responsible for landlord-level obligations (e.g., buildings insurance, statutory safety, structure).
Full Management: Running costs are paid from the property income before profit share. Landlord remains responsible for statutory and structural items.
What compliance and safety do you require?
Valid Gas Safety, EICR, EPC, working Smoke/CO alarms, and HMO licence where required. Mortgage lender/ freeholder consent must allow company-let/SA/HMO use.
How long are your agreements?
Typically 1–5 years for Guaranteed Rent (with sensible break clauses), and 12 months rolling for Full Management. We’ll tailor terms to the property.
Will the property be respected?
Yes. We use professional cleaners, regular inspections, house rules, noise monitoring (where appropriate) and 24/7 guest/tenant support. We only place suitable occupants and protect the home and neighbours.
Do you take a deposit?
For SA: covered by guest security holds/insurance protocols. For HMO: deposits handled in line with UK requirements. For R2R: our company-let contract sets out liability and protection.
What types of properties are suitable?
Quality flats and houses in good locations for SA or HMO demand. Ground rules include safe access, good condition (or willing to improve), and permissions for intended use.
Are you insured?
Yes. We hold appropriate business cover. Landlords should keep buildings insurance in place and notify insurers of the intended use.
How do payments and reporting work?
Guaranteed Rent: Fixed rent paid monthly by standing order.
Full Management: Monthly statement and payout with a clear breakdown of income and costs.
