Guest Booking Terms - Remarja Residences Ltd

These terms apply to all short-stay serviced accommodation bookings with Remarja Residences Ltd. A booking creates a licence to occupy for the dates booked; it is not a tenancy. By placing a booking you agree to these terms, our Privacy Notice, and our Refund & Cancellation Policy.

1) Booking & Payment
- Prices are in GBP and include VAT where applicable.
- Payment is required to confirm a booking (or as stated on your offer/OTA).
- We may take a security deposit / card pre-authorisation before arrival to cover damage, extra cleaning, lost keys, or breach of rules.
- The lead guest is responsible for the booking, conduct of the party, and any charges.
Rates & Fees: Prices vary by property/date/length of stay. Your total price (including any cleaning or add-on fees) is shown on your Booking Confirmation/Invoice before payment.
A security deposit / card pre-authorisation is taken as stated on your Booking Confirmation (usually £200, or £300 for 3+ guests/14+ nights) and is released by your card issuer after check-out (typically 3 - 7 working days).
2) Identification & Eligibility
- Lead guest must be 21+ and provide valid photo ID.
- We may refuse or cancel bookings we reasonably consider unsuitable (e.g., parties, commercial use without permission, fraud risk).
3) Cancellations & Refunds
- Direct bookings follow our [Refund & Cancellation Policy].
- Standard example: 7+ days before check-in → full refund; 7–2 days → 50% refund of accommodation; <48 hours/no-show → no refund.
- Bookings made via Airbnb/Booking.com/OTAs follow the policy shown on that platform.
4) Check-in / Check-out
- Self check-in details are sent once payment and deposit/pre-auth are confirmed.
- Late checkout must be agreed in advance and may incur a fee. Unauthorised late checkout may be charged as an extra night.
5) House Rules (summary)
- No smoking/vaping inside.
- No parties/events; respect neighbours; quiet hours 22:00–08:00.
- Only named guests may stay overnight; visitors allowed 09:00 - 21:00 with prior agreement; do not exceed max occupancy.
- Over-occupancy: we may end the stay without refund and charge £20 per extra person per night plus any costs.
- No pets unless agreed in writing (pet fee may apply).
- Keep the property secure; lock windows/doors when leaving.
- Use bins provided and leave the kitchen reasonably clean.

6) Damage, Keys & Extra Cleaning (guide)
You authorise us to charge the card on file or retain deposit for:
- Damage/breakages: at cost of repair/replacement (+ reasonable admin).
- Lost keys/fobs: from £50; lock-out call-out: from £60.
- Excessive cleaning: from £80.
- Unauthorised extra guests: from £20 per person per night.
Evidence/receipts provided where applicable.
7) Safety & Access
- Do not tamper with smoke/CO alarms or fire equipment; no candles/open flames.
- We may enter on reasonable notice for safety/maintenance or suspected breach; in emergencies we may enter without notice.
8) Wi-Fi Fair Use
- No illegal downloads or activity that breaches rights of others or disrupts the network.
9) Parking & Belongings
- Parking (if provided) is at guests’ risk. We are not liable for lost/damaged personal items. Lost property is kept for 14 days; postage charged.
10) Events Beyond Our Control
If we must cancel or alter your booking due to events outside our control (e.g., urgent repairs, utility failure), liability is limited to amounts paid or re-accommodation where possible.
11) Complaints
Tell us promptly so we can put things right during your stay. We are members of The Property Ombudsman for lettings/agency matters.
12) Governing Law
These terms are governed by the laws of England & Wales. Courts of England & Wales have exclusive jurisdiction.
