I attend your viewing and deliver a 10–15 min walkthrough video, 20+ clear photos, agent Q&A, and a simple go/no-go with a cashflow snapshot - typically within 24–48 hours. Payment secures your booking. If I don’t deliver the checklist due to my error, I refund.

How it works (3 steps):

1) Send the Rightmove/Zoopla link, agent details and your top 5 questions.

2) I book/attend the viewing and capture video, photos, and answers (vendor, offers, chain, timescales, access).

3) I deliver the media + go/no-go. If you added the Teaser One-Pager (+£39), I include a clean investor sheet.

Deliverables checklist (what you can expect):

Video: 10–15 mins, room-by-room + exterior/street

Photos: 20+ stills (include issues: damp, cracks, boiler label, consumer unit, windows/roof line)

Agent Q&A: vendor, offers/expected price, chain, timescales, access for quotes
